Briefly stated

Our website and all of its components are intended to provide information to further the field of affordable rental housing.

We want this information to help create sustainable and affordable communities, but some of these resources belong to other organizations. If you want to share or reuse copy that belongs to someone else, you will need to contact that copyright owner to get permission. If the information belongs to Make Room, we encourage you to share it freely, but please cite Make Room as the source. “Freely” is the key term though. If you intend to earn a profit, then we need to talk. Contact us for details.

Our logo and all related marks, of course, may not be used or reproduced without our express permission. Contact us for permission.

If you’re posting comments or information, please make sure they are respectful, appropriate and accurate. If we deem they are otherwise, we will remove the content. Finally, if we link to a web page or website, it is for information only and not an endorsement.

Make Room (TM) is a national campaign to end the rental housing crisis, initiated by Enterprise Community Partners, Inc. Our subsidiaries offer a variety of services related to the affordable housing and community development industries, including equity and debt financing and development services. Throughout the Terms of Use, Make Room, its subsidiaries, affiliates and supporting organizations may be referred to as “we”, “us”, and “our”.

Use of the Make Room (TM) Website
You agree that your use of this website and sub domains will be governed by this TOS. The purpose of this Site is to promote Make Room campaign initiated by Enterprise, and provide information on rental housing crisis and solutions.

All data stored in Make Room online portals and communities are the property of Make Room. You are allowed to reprint documents so long as the reprints are not used commercially and as long as they include copyright information and list Make Room as their source. All documents copyrighted by Make Room may be used or modified by an individual or a nonprofit organization for non-commercial use, as long as the adapted work clearly states it is from a work copyrighted by Make Room. Documents copyrighted by Third Party Content providers may not be modified or adapted unless the Third Party Content provider has given specific permission along with the copyright information on the document itself or unless you obtain specific permission from the third party copyright holder. For commercial use of any document, contact the Make Room office at info@makeroomusa.org.

Visitor Posting Information and Linking to Websites
Any resource allowing you to link to or post information is available for use so long as the content in the posting or linked website (1) is not illegal, obscene, threatening, defamatory, invasive of privacy, infringing of intellectual property rights, or otherwise injurious to third parties or objectionable; and (2) does not consist of or contain software viruses, political campaigning, commercial solicitation, chain letters, mass mailings, or any form of “spam.”

As a condition to linking to the Site or posting information, you promise not to use a false email address, impersonate any person or entity, or otherwise mislead as to the origin of a comment or other content. We reserve the right, but not the obligation, to remove or edit content not in compliance.

Unless indicated otherwise, you grant us a nonexclusive, royalty-free, perpetual, irrevocable, and fully licensable right to use, reproduce, modify, adapt, publish, translate, create derivative works from, distribute, and display such content throughout the world in any media. You also grant us the right to use the name that is submitted by you in connection with such content.

You represent and warrant ownership or otherwise controls all of the rights to content posted; its accuracy; that use of the content supplied does not violate this TOS and will not cause injury to any person or entity; and that you will indemnify us and our employees, officers, trustees and agents, for all claims resulting from content that you supply.

We have the right but not the obligation to monitor and edit or remove any activity or content. We take no responsibility and assume no liability for any content posted by you or any third party.

The Site contains links within our Site and to third party websites we believe may be instructional for you. Links or any references to other pages and sites do not constitute or imply endorsement, recommendation, or preference by us. You understand that when a link is provided, we do not control, endorse, approve, or certify the content or warrant the offerings of those addresses. Nor do we assume any responsibility or liability for the actions, products, services or content of all these and any other third parties. You understand if they use a link to a third party website, they are no longer on our Site and subject to our policies. Any user of third party websites should carefully review those sites’ privacy statements and other conditions of use.

Further, we, our employees, officers, trustees and agents and Third Party Content providers assume no responsibility for, and expressly disclaim any liability resulting from the use of any information obtained at any linked third party websites. This includes, but is not limited to, any claims that may arise relating to: (1) content containing errors or omissions; (2) the accuracy or reasonableness of factual or scientific assumptions, studies or conclusions; (3) the potentially defamatory nature of any statements; (4) the implication of copyright and/or other intellectual property rights; and (5) the violation of property, privacy and/or personal rights of others.

Copyright Notice
Copyright of all content on this Site is owned by us or by a Third Party Content provider who has given permission to post their content. Content includes, but is not limited to all text, graphics, button icons, images, documents, audio clips, digital downloads, data compilations, software, third party content and resources.

Commercial use of any content on the Site is strictly prohibited, unless prior written permission is received from the copyright owner. Unless expressly provided in this TOS, you should not construe these sites as granting, by implication or otherwise, any license or right to use any copyrighted content on the sites without the written permission of Make Room or any Third Party Content provider that may own copyrighted content on the site.

Trademark Notice
Make Room logo, product names, service names, graphics, logos, page headers, button icons, and scripts and other trademarks, service marks or trade dress (together “Marks”) indicated on the Site are our marks. 

All other trademarks or service marks not owned by us that appear on this Site are the property of their respective owners, who may or may not be affiliated with, connected to, or sponsored by us.

You may not use our Marks in any manner that is likely to cause confusion among customers, or in any manner that disparages or discredits or in connection with any product or service that is not authorized by us.

Disclaimer of Warranties Limitations of Liability and Indemnification
This Site in no way should be construed as rendering any legal, accounting or any other project specific advice.

This Site is provided on an “as-is” and “as available” basis. We, our employees, officers, trustees, and agents and Third Party Content providers assume no responsibility for, and expressly disclaim any liability resulting from, the use of any material contained on this Site.

We make no representations or warranties of any kind, express or implied, with respect to the operation of this Site or the information, content, materials, or products included on these sites. The use of this Site is at your sole risk. To the full extent permissible by applicable law, we disclaim all warranties, express or implied, including, but not limited to, implied warranties of merchantability and fitness for a particular purpose. Choice of Law; Forum Selection
This TOU and all the other applicable policies regarding the Site are governed by the laws of the State of Maryland, exclusive of its conflicts of law rules and federal law. You agree that any suit, action or proceeding instituted with respect to any actions resulting from the use of this Site must be brought in any state or federal court located in the State of Maryland and you consent to the personal jurisdiction of such courts. You irrevocably waive any objection to, and any right of immunity from, the jurisdiction of such courts or the execution of judgments resulting there from, on the grounds of venue or the convenience of the forum.

If any term in this TOS is held to be inconsistent with any present or future law, ruling, rule or regulation of any court or authority having jurisdiction over the subject matter of this TOS, such provision will be deemed to be rescinded or modified to the minimum extent necessary to comply with such law, ruling, rule or regulation, and the remainder of this TOS will not be affected thereby.

We reserve the right to modify the terms of this TOS at any time in its discretion. The terms of the TOS in effect at the time of your use will be the operative terms governing the your use of this Site.
